So what is the psychology behind a well staged home when appealing to Buyers? By using carefully planned lighting, accessories, and expertly arranged furniture, a Home Stager highlights the home’s best features and minimizes its faults. In a strong seller’s market, staging a home will help to make the home more attractive than another of equal value down the street.
The Stager’s job is to make the prospective Buyer envision themselves cooking a meal in a well organized “chef’s kitchen”, watch a movie in the great room, entertain in the living room, snuggle up with a book in a reading nook, or having a restful sleep in the master’s suite.
The Stager’s goal is for the prospective Buyer to see a finished, fully-furnished home in which they would want to live, as opposed to a blank slate, a work in progress, or someone else’s cluttered space.
In a 2015 profile of home staging published by the National Association of Realtors, 47% of all Realtors report that staging does have some effect on Buyers overall. Also reported, 81% of Buyers found it easier to visualize a staged property as their future home. Finally, when viewing a staged home, 28% of Buyers are more likely to overlook a property’s faults.
A well staged and space planned home is critical in all markets. The staged home will sell faster and for more money; many times thousands over its counterparts.
