How to Simplify the Home Shopping Process

Through my 15 year experience as a Realtor in Las Vegas, Nevada, I’ve noticed how many people over-complicate the home buying process.  The jump from renting to buying can seem daunting and most people aren’t sure where to start.  My business aims to simplify that process and show house hunters everywhere how this does not need to be a stressful process.  I’m here to walk you through the process and show you how easy it can be to own your own home!

When you have the right people working for you!

Step 1:  Find a great Realtor!  There are lots of different choices so hire a Realtor that knows the area that you are interested in.  If not sure, the Realtor can help you to narrow down a target neighborhood based upon your needs.  Hire a seasoned professional that specializes in the neighborhood you like.

The Buyer’s Advantage: 

The Realtor’s commission is paid by the seller of the home.  Their

representation as your Buyer’s Agent doesn’t cost you a thing!

Step 2:  Talk to a lender about financing and what you are comfortable with paying per month.  Knowing what you can afford will make for a successful home shopping experience.

Step 3:  Get pre-approved for a home loan.  You will need proof of income like pay-stubs, tax returns, and any other forms of income like child support, alimony or stock dividends.  You will also need a calculation of monthly expenses.  The lender will have you fill out an application and these items are a must.

Step 4:  Search for homes!  The best thing to do is to meet with your Realtor and go through homes on MLS (Multiple Listing Service) and pick out a few that really interest you.  Your Realtor will then schedule an appointment to go see them.

Not all real estate websites are the same.  Your Realtor has

the tools and systems to obtain all of the current information and find an

available home that meets your criteria.

Step 5:  Choose a home! Once you have found a home that you love, your Realtor will prepare an offer based upon the price and terms that you decide.

It may take a few offers to get it right but hang in there!

 You are on your way toward owning a home!

Step 6:  Negotiation and the contract:  your Realtor will submit and discuss your offer with the Listing Agent that works for the Seller.  Once you agree to terms, the home goes “under contract” with you until closing.

Once you have an executed contract, it allows you time to get your financing

in place and do inspections.  Your Realtor will guide you through the terms

and timeline  of your contract.

Step 7:  Finalizing details – conducting your inspections, ordering the appraisal, completing your loan conditions and finalizing the negotiations based upon these items.

Your Realtor will be managing all of these details for you.

Step 8:  Your closing:  This is the final transfer of funds and property from Seller to Buyer.  A title company or lawyer will typically act as an independent 3rd party to facilitate the final closing.  You will meet either at the title company, lawyer’s office or with a notary to sign your final closing paperwork.

Congratulations!  You are a new homeowner!
