  Las Vegas Real Estate Market Report – August 2023 Local home prices for single family homes remains remarkably stable, while prices for condos and townhouses reached an all-time high.  We can attribute that to the demand for lower-priced housing options exceeding our supply.  Mortgage rates are obviously a factor, but we’ve been saying all year, the biggest challenge we face in the local housing market is a very tight housing supply.  This presents a good opportunity for those thinking about putting their home on the market. The Las Vegas housing market is somewhat competitive. Homes in Las Vegas receive 2 offers on average and sell in around 33 days.  Our last statistic from the Las Vegas Association of Realtors is that the number of available homes are down 37% (August 2023) versus August of 2022.   Why is the Las Vegas housing market one of the hottest in the country? Howard Hughes Corporation has stated that the Summerlin West Urban Core will be the “Yin to the Yang of Downtown Summerlin.”  What does that mean? What happened in the Las Vegas real estate market in February 2023?

The local Las Vegas housing market is much more balanced now than it has been in recent years.  Instead of sellers having full advantage, buyers are now in a better position, since prices have stabilized and we have more homes on the market. We’ve seen two straight months of stable home prices.  It was encouraging to see sales increase from January to February, while new listings continue to decline. Is it still a good time to sell your home?

The short answer is “yes.”  Overall, home prices are still up 2% over the same time last year.  They are expected to go back to pre-pandemic levels which are still historically high.  There is Buyer demand – especially for highly desirable homes and in all price ranges.
