Las Vegas Market Report – August 2023

Las Vegas Real Estate Market Report – August 2023 Local home prices for single family homes remains remarkably stable, while prices for condos and townhouses reached an all-time high.  We can attribute that to the demand for lower-priced housing options exceeding our supply.  Mortgage rates are obviously a factor, but we’ve been saying all year, the biggest challenge we face in the local housing market is a very tight housing supply.  This presents a good opportunity for those thinking about putting their home on the market. Median Home Price $447,435   -0.6% from August 2022 Homes Sold 2,009   +0.3% from

The Benefits of Buying a Home in Today’s Market

The Las Vegas housing market is somewhat competitive. Las Vegas seemed to buck the trend from most of the rest of the country.  Prices remained virtually the same due to a shortage of available homes and a significant increase in population not only during the pandemic

Las Vegas Market Report – June 2023

What really happened in the housing market in June 2023? After increasing gradually for a couple of months, it looks like local home prices have hit a plateau – at least for now.  The number of homes being sold and available for sale was also remarkably similar from May.  Home builders are doing what they can to bring more homes to the market, but we will need more homes available to sell.  Our inventory shortage is counteracting any negative response to the higher interest rates right now. Median Home Price $440,990  -8.1% from June 2022 Homes Sold 2,263  -14.1% from

Las Vegas Market Report – May 2023

In May, local home prices increased from the previous month, though they are still well below their all time peak set one year earlier. Prices have now increased for a couple of months in a row heading into what is usually our strongest selling season. It seems safe to say that we’re bouncing back from the bottom of this recent downturn. Buyers seem to have more confidence regarding where interest rates are sitting which is great news for anyone looking to sell their home.   Median Home Price $442,120 -8.3% from May 2022 Homes Sold 2,316 -20.3% from May 2022
