What happened in the real estate market in November 2022?

What happened? Local home prices are starting to look more like they did a year ago. But we’re certainly in a different place than we were last year, when prices were soaring and setting records. Of course, as we said at the time, those conditions were not sustainable. Las Vegas Realtors reported that the median price of existing single-family homes sold in Southern Nevada during November was $430,990. Design Update: Desert Modern

What is Desert Modern? I believe that Desert Modern design is a nod to mid-century modern with clean lines, simplicity and bringing the outdoors in with textures, stone, wood, fibers and plants. It lends itself to the 50’s and 60’s retro look but with the earthy vibe and colors of the 70’s. Lots of natural elements take stage here. This architectural movement began with Frank Lloyd Wright – Architect, Designer, Writer and Educator. Originally from the mid-west, his first studio was in Oak Park, Illinois (a Chicago suburb). Having moved to Las Vegas in 2002, I chose to reside in Summerlin, a master- planned community on the western slope of the Las Vegas valley. Las Vegas Housing Prices Remain Stable but Inventory Low

Las Vegas housing prices held steady in January at a median of $345,000, which broke the record in November and remained unchanged in December. But, according to The Las Vegas Realtor Association, inventory remains extremely low around the valley. I believe this is in part due to Appraisers being conservative in their valuations. A healthy market is six months of inventory (days on market before an offer is accepted) as of today, we are around 3 weeks.
